The villa is an independent building situated in Valdichiana, a few kilometres from Cortona, Montepulciano and Chianciano Terme. The small villa stands in panoramic position and affords a beautiful view of the surrounding countryside and nearby Lake Trasimeno.

The villa is an excellent departure point for visiting various important cities of art in Tuscany and central Italy, including Arezzo, Siena, Assisi, Todi, Perugia, Florence, Pienza and Montalcino, as well as the Abbey of Monte Oliveto Maggiore.

A tennis club and a riding stable are less than twenty kilometres from the property.

The fully fenced garden that surrounds the small villa is equipped with a children's playhouse, a slide and a garden swing.
The swimming pool (8x4 m; depth: 1.40 m) about 5 metres from the house is exclusively reserved to guests.
A porch is furnished for having meals al fresco.
