The villa is just 20 metres from the shore of the Tyrrhenian Sea, in one of the most exclusive areas of Castiglione della Pescaia (Grosseto), in Maremma, the region in southern Tuscany renowned for its wild landscape and unpolluted beaches.
The famous Etruscan necropolis of Roselle is a few kilometres from the villa. In proximity to the estate are also a tennis club, a riding stable and a golf club.
The villa enjoys peace and privacy. One of its balconies commands the sea and on particularly clear days the islands of the Tuscan Archipelago are to be seen in the distance. Other two balconies overlook the private pinewood.

At the back of the building stretches the private pinewood.
The wide garden is furnished with the barbecue equipment and outdoor furniture for guests to have their meals in the open air.
The property is fully fenced.

The villa is a three-storey building that sleeps 9+1 people in 1 double bedroom, 3 twin bedrooms, 1 single bedroom and 1 supplementary single bed, and has 2 bathrooms and 1 half bathroom.
On the ground floor are the livable and well-equipped kitchen, the dining room, a twin bedroom and a bathroom with shower.
The first floor composes of a living room with a wonderful view, two twin bedrooms, a single bedroom and a bathroom with shower.
In the charming tower, on the second floor, is the master`s bedroom, with an ensuite half-bathroom and a breathtaking view.
A supplementary single bed is available upon request.
