Description

The estate is in Chianni, a village in the Valdera region, in the province of Pisa. It composes of a villa and an annex and is just 30 kilometres from Rosignano Solvay and its beaches. Casciana Terme and its thermal baths are about 10 kilometres from the estate. Thanks to its position in the heart of the Tuscan countryside, the villa is an excellent departure point for one-day trips to San Gimignano, Volterra, San Miniato, Pisa, Lucca and Florence. Various village fairs take place during the year in the villages nearby.

Fully fenced, the estate is particularly suited for families with children since it is provided with a children`s playground with a swing, a slide and a playhouse as well as with cot beds, high chairs, pushchairs and play-pens.


The Outdoors

The buildings are surrounded by 4 hectares of land including an orchard, an olive grove and a lawn dotted with acacias and pine, oak and eucalyptus trees.

In the garden, about 100 metres from the buildings is the fenced private swimming pool (12x6 m; depth: 1-2.40 m). The swimming pool can be covered, comes with an indoor and an outdoor shower, and is furnished with deck chairs, sun loungers and sun shades.

In the garden are also a bowl pitch, a private tennis court that can be converted into a five-a-side football pitch and the barbecue equipment.

A wide terrace is furnished with tables and chairs.


Accommodation

The estate includes a villa and an annex; in total it sleeps 16+3 people in 4 double-bedded rooms, 4 twin-bedded rooms, 1 supplementary single bed and 1 double sofa bed, and has 5 bathrooms.

The main villa covers an area of 300 m²; it sleeps 12+1 people in 3 double-bedded rooms, 3 twin-bedded rooms and 1 supplementary single bed, and has 3 bathrooms.

The ground floor composes of equipped kitchen with fireplace, living room with a playing area with table-tennis table, a double-bedded room accessible to disabled people and a bathroom.
On the first floor are two double-bedded rooms, three twin-bedded rooms and two bathrooms (one with whirlpool bathtub).
A supplementary single bed can be added in any of the bedrooms.

The annex is a two-storey building of 80 m²; it sleeps 4+2 people in 1 double-bedded room, 1 twin-bedded room and 1 double sofa bed, and has 2 bathrooms.

On the ground floor are the kitchen, a living room with fireplace and a double sofa bed, a double-bedded room and a bathroom with whirlpool bathtub.

On the first floor are a twin-bedded room and a bathroom.

The estate is provided with fenced swimming pool, private tennis court, table-tennis table, bowl pitch, barbecue, working fireplaces, Internet connection, DVD player, stereo system with CD player, microwave oven, toaster, electric oven, moka coffee maker, dishwasher, washing machine, iron and ironing board, hair dryer, safe and three covered car parking places.

Four mountain bikes, six cot beds, high chairs, pushchairs, play-pens and baby carriers are at guests` disposal.

A maid service is available upon request (additional charges apply).
