Description

The villa is situated at the foot of the Matraia hills, just a few kilometres from Lucca, the beaches of Versilia and the Montecarlo wine road. Pisa, Florence, Siena and other important Tuscan tourist destinations are within easy car distance.

The villa is situated in a peaceful neighbourhood and guests are granted the utmost privacy.

Sporty guests can play tennis at the courts in proximity to the estate or visit the nearby riding stable.

Some bicycles are at guests` disposal for amusing rides in the surroundings.


The Outdoor

The villa is surrounded by a fully fenced 1,800-square-metre garden. Here, about 10 metres from the building, lies the private swimming pool (8x4 m; depth: 1.50 m), which is reserved to the exclusive use of the guests and is open from June to September.

In the garden are also a gazebo furnished with table and chairs, an outdoor kitchen with barbecue equipment and wood-burning oven and a bathroom with shower.


Accommodation

The two-storey building has a livable surface of 250 square metres; it sleeps 12+1 people in 5 double-bedded rooms, 1 twin-bedded room and 1 single sofa bed, and has 2 bathrooms.

On the ground floor are the entry hall; the fully equipped kitchen; a dining room; a living room with a piano; a room with washing machine, wash-basin, whirlpool shower and stationary bicycle; two double-bedded rooms and a bathroom with bathtub.
The first floor composes of dining room with single sofa bed; kitchen; three double-bedded rooms; one room with two single beds; one bathroom with bathtub.

The dining room on the first floor opens onto a large balcony provided with stairs for accessing the garden.


Facilities

The villa is provided with swimming pool, barbecue, wood-burning oven, satellite TV, whirlpool shower, fitness bike, oven, microwave oven, fridge, freezer, dishwasher, washing machine, safe and private car parking place.

Some bicycles both for adults and children are at guests` disposal.

A cradle and a bed for children are supplied upon request.

Shops and services of any kind are within 1 kilometre from the villa.
A riding stable is in Marlia (500 metres).
About 50 metres from the estate are some tennis courts reserved to the exclusive use of the owner of the villas in the area.
